Newnan sits about 40 miles southwest of Atlanta and serves as a key hub for Coweta County. It’s often described as a "Main Street city" that hasn’t lost its historic charm, but has seen serious growth over the last couple of decades. Walk through downtown and you’ll find preserved architecture from the 19th and early 20th centuries, plus a courthouse square that feels like the backdrop of a Hallmark movie. People move here for the slower pace, affordable homes, and small-town feel—but don’t mistake that for boring. Newnan has a strong arts scene and a strong foodie scene for a smaller town.
Newnan offers an alternative to metro Atlanta sprawl without cutting ties to the region’s economy. Professionals live here and commute north, while others work at local hospitals or schools. It’s a city that still leans traditional in many ways, but younger families and remote workers have brought a bit more diversity in taste and lifestyle. Many would describe it as charming, with a diverse Mayberry RFD vibe.
Lifestyle in Newnan
Living in Newnan feels like stepping into an interesting place where the community still gathers for parades for the kiddos and open mic nights downtown for the young professionals. The city has worked hard to preserve its historic core, and it shows. Plenty of boutique shops, the Alamo Theater, and the Newnan Carnegie Library help anchor a walkable central district that stays active with festivals and events.
Music and the arts have a growing presence. The Newnan Cultural Arts Commission supports everything from jazz nights to art crawls. Local venues like the Wadsworth Auditorium host performances throughout the year. Newnan is also home to much much-beloved guitar and music shop, Riff Wizard Guitars, that plays an active role in the local music and arts scene.
Outdoorsy types head to Chattahoochee Bend State Park for hiking and paddling, or visit Carl Miller Park for playgrounds and splash pads. LINC, a developing multi-use path system, is popular with bikers, walkers/runners, and doggo walkers and connects different parts of the city with scenic trails.

Newnan supports a mix of careers, including classic white-collar commuters and healthcare professionals, but also tradespeople and an emerging creative class. Piedmont Newnan Hospital is a major employer, and the city has become a logistics and distribution hub with facilities for companies like Amazon, Yamaha, and PetSmart.
Because of its location just off I-85, Newnan appeals to professionals working in south metro Atlanta and remote workers and creative types who want more space and less traffic. There’s a growing entrepreneur scene as well, especially around downtown, with cafes, coworking spaces, like 15 Perry Street, and boutiques popping up inside older buildings.
Schools in Newnan
Newnan is served by Coweta County School System, which has very strong community support and "A-" ratings on niche.com. East Coweta High and Newnan High are the two primary public high schools in the area. A fire in 2021 destroyed Newnan High’s historic campus, but the rebuild has focused on modern facilities while keeping some of its historic identity.
You’ll also find private and charter options like The Heritage School, a respected independent K-12 school with a focus on college prep. Central Christian and Trinity Christian offer additional faith-based choices.

I really love the small town vibe. It's really safe. There's always some community event or market going on. Cops aren't crazy harsh. People are really friendly and sweet. The local restaurants are amazing. It's a small town with everything you need that's only 45min outside Atlanta for day trips. I really love it.
