We live in NR near a beautiful lake with nature trails for walking the dog right nearby. Our surrounding neighborhoods are beautiful. Like many towns, there are nice areas and not so nice areas. We are quite happy to be in NR. We moved here from nearby Larchmont, where we had an smaller, less attractive house on a tiny parcel for the nearly the same money as a much nicer, grander one here in NR. NB: our kids are all in private schools - but they would be even if we still lived in a Larchmont. I would definitely encourage people who want more house and space for their money to take a good look at NR.

New Rochelle may be a bit too diversified and citified for some folks. From what I see it would be a great place for people in their 20s and 30s who work in NYC. It's an easy commute and the downtown area looks lively. With the new rentals, there should be a lot of new young adults in the area.

Regardless of schools I think New Rochelle as long as you are in the downtown area is simply better. The train is like a 25 minute express train to GC and while downtown New Roc isn't everyone's cup of tea it 100% has more stuff to do than Mount Vernon. At the end of the day Fleetwood while nice is still Mount Vernon and even though co-ops don't see huge equity booms, New Rochelle is simply a better overall town and I think that will translate in a co-op gaining equity and the ability to eventually sell
