Brushy Creek is a hidden gem, although a much beloved place, in the North Austin suburbs, tucked between Cedar Park and Round Rock. It's technically a "census-designated place", more than a neighborhood but not a city. It's mostly part of Round Rock, and the Round Rock school district. While it doesn’t have the name recognition of its neighbors, it offers excellent schools, great parks, and a true community vibe — all with lower prices and lower density. The neighborhoods here are safe, green, full of families, and tons of neighborhood amenities(like summer-cooling pools). If you want good schools and a big backyard without the sticker shock of West Austin, Brushy Creek deserves a serious look.
Lifestyle in Brushy Creek
Brushy Creek is for people who value suburban calm and family-friendly amenities. You’ll find lots of tree-lined streets, neighborhood parks, pools, and access to the Brushy Creek Regional Trail — one of the best greenbelt paths in the metro. While it’s not built for nightlife or walkability, there are plenty of nearby shopping centers, and big box retail is a short drive in any direction.
Brushy Creek is also part of Round Rock, which has one of the best suburban downtowns in Austin, so you feel like you have easy access to restaurants, cafes, pubs, music, and community events. It’s also close to the tech corridor along 183 and Parmer, which means shorter commutes for hybrid or in-office professionals.
Schools in Brushy Creek
The area feeds into both Round Rock ISD and Leander ISD, two of the best-performing school districts in the region.
Schools like Great Oaks Elementary, Cedar Valley Middle School, and McNeil High are well-rated and serve a wide mix of family demographics.
Some neighborhoods fall into Leander ISD zones, including Vista Ridge High, which is also highly regarded.
You really can't go wrong in any Brushy Creek neighborhood. All the schools in the area is zoned for are excellent, with good facilities and active parent communities.

With suburban Austin home prices still pricey, Brushy Creek offers a perfect middle ground: close to major job hubs, amazing for families, and more affordable than Cedar Park or Round Rock West. The schools are excellent, the green spaces are everywhere, and the homes and streets are family-first. If you’re looking to buy a home in the $450K–$600K range and still live near great schools and parks, Brushy Creek is one of the best values left in the Austin suburbs.

We have lived in the Ranch at Brushy Creek for 10 years. We have two kids (3 & 9 yo) and two dogs, and we all absolutely love it here. The neighborhood park and pools are great, and the neighborhood organizes nice community events a few times a year. It’s a convenient location being close to Brushy Creek Park (amazing) and all the shopping and restaurants you could possibly need on Whitestone. The neighborhood itself is also nice for walks with the kids and dogs, and you’ll see several families out in the evenings enjoying it. Good luck with your move, wherever you land!
