Cat Hollow Neighborhood

The Vibe: One of the most beloved neighborhoods in Brushy Creek; very community- and amenity-focused. This variety of amenities includes a pool, tennis and sand volleyball courts, playgrounds, sports fields, pavilions, a clubhouse, a community center, a disc golf course, and a hike and bike trail.

Homes: Late 1990s–early 2000s brick homes on quiet streets.

Median Home Price: ~$515K

Good Fit For: Families seeking parks, trails, and easy access to schools.

Brushy Creek Village

The Vibe: Brushy Creek Village is the original heart of the area, it's simple and established, and less of the master-planned community vibe of the other neighborhoods. It's notable for green spaces, including Brushy Creek Lake Park.

The homes are smaller and more affordable(mostly 1980s–1990s) than the recently developed communities, and so locals really get value for their price + amazing school zoning. It crosses over between the Round Rock ISD and Leander ISD, so if either is important to you double-check the blocks before committing.

Median Home Price: ~$450K

Good Fit For: First-time buyers or downsizers looking for value in a central location.

The Ranch at Brushy Creek

The Vibe: The Ranch is a newer, more upscale development with larger homes and tons of community amenities. These include: A Junior Olympic-sized pool and a separate splash pad, and toddler pool. Multiple parks and playgrounds are scattered throughout the community, often with shaded picnic areas.
Basketball and sand volleyball courts. Trails & Greenbelt Access including Brushy Creek Lake Park and the Williamson County Regional Trail. The neighborhood is zoned for the excellent schools in both the Round Rock ISD and Leander ISD.

Homes: 2000s–2010s builds, many large homes with four bedrooms and upgraded finishes.

Median Home Price: ~$630K

Good Fit For: Buyers looking for space and newer homes close to greenbelts and top schools.
