What's it like to live in San Marcos?

I 35F am thinking of going back to school at cal state San Marcos, however I know absolutely nothing about this area, have been to down down SD and Mission beach and love it there. My husband and I make combined income of 180k pre tax and are willing to spend about 3k on mortgage/rent. Is this a nice place to live? We live in the suburbs of Los Angeles now

Late to this post, but in case anyone is researching San Marcos I'm hoping this will be helpful. We relocated from the Bay area about a year ago and love it here. It's a beautiful area that's undergoing massive development - residential, retail and commercial. SMUSD is a great school district that's improving every year. Tons of restaurants and things to do for a suburban area; it really does feel like a city of sorts. We are about 15 minutes to the beach (Carlsbad) but enjoy a much newer home with tons of young families. That being said, I'd recommend the San Marcos that's South of the 78 - the north side does feel a bit more sketchy and mixed. I'm there often and nothing has ever happened but it's just something to consider. The entire area from CSUSM heading west towards Carlsbad is stunning. Highly recommend San Marcos!

Wanting to move to North San Diego from La Mesa. What's some good neighborhoods to look at for a young family?

There’s a lot of nice places in north county. How much you want or can afford to spend is going to be the issue.
Less just start at 1 Million lol. Just want a decent 3 bed 2 bath with SOME yard lol. I know I know big asks

Assuming you’re capping at 1 mil, San Marcos has good schools and most 3/2’s not in San elijo are < 1 mil. The sante Fe hills neighborhood is nice and has no hoa, twin oaks is also nice. You can, of course, get more bang for your buck further north (Fallbrook) and east (Escondido and valley center). I think people dunk on the schools in Escondido but it’s a big place and there are plenty of nice neighborhoods chalk full of families. Watch out for any newer developments as they tend to have mello roos which can range from 100 to 400 a month on top of your hoa and everything else. Edit: also look out for fire risk, if you’re in a high risk area expect to pay 2x for insurance and possibly have only one option through fair plan.
