Ross Flats Neighborhood, Ross
Families with school-aged kids, long-time residents, and some newcomers buying tear-downs
The Ross Flats is the most walkable part of town. It surrounds Ross Common and stretches toward Lagunitas Road and the lower streets near Kentfield. Homes here are elegant but not oversized, mostly early 20th-century homes with big porches, manicured hedges, and quiet side streets.
You’re within walking distance of Ross School and community gathering spots. Families here enjoy being able to walk to drop-offs, bike to Phoenix Lake, or run into friends at the Common. This is where you’ll feel the closest to a town center, though “center” in Ross is still extremely low-key.

Upper Ross / Glenwood Area
Affluent families and remote professionals seeking privacy
As you head northwest along Lagunitas Road or up into Glenwood, homes get larger and more private. Lots are wooded, properties have long driveways, and most homes sit well back from the street. Many properties border open space or are near trailheads into Phoenix Lake and Baltimore Canyon.
You won’t get much walkability here, but the tradeoff is serenity. The setting feels tucked away from the world, and some homes have views of the valley or the mountains. It’s a good match for those who want to be in the Ross School District but crave quiet and privacy above all else.

Homes are set on tree-lined streets with lawns, front porches, and modest driveways. Some homes here date back a century, and the neighborhood has a settled feel.
You’re still close to Ross School and can walk to downtown San Anselmo in about 10–15 minutes. It’s a bit more relaxed than other parts of town, which can make it a good option for families who want access to schools and a quiet neighborhood without needing a multi-acre estate.
