Marietta isn’t just a suburb of Atlanta; it has its own history and has a real sense of place. This is one of those Georgia towns where the city's past as a Southern railroad town is evident in the brick-paved streets around Marietta Square, the historic train depot, and Civil War-era homes.
This history doesn't trap Marietta in the past. This is a growing residential city with great public parks, a revitalized downtown, and access to major regional employers. Though parts of Marietta sit right up against I-75, it still manages to feel separate from the sprawl of metro Atlanta.
The vibe is a mix. Long-time residents live here alongside families priced out of Atlanta and young professionals who like the culture and slightly more affordable housing. There are many cozy, older neighborhoods near the Square for those who want a walkable lifestyle. There are plenty of more suburban, mid-century ranches farther out, and bigger homes tucked along tree-lined drives to the north and west, who those ready to go upscale.
Lifestyle in Marietta
The heartbeat of Marietta is its town square. On weekends, the plaza in the square is full of families and couples watching the performers and enjoying their morning coffee and pastries. There's tons of live music during festivals and art, of course, on the monthly Art Walk. There are also year-round plays and performances at the historic Strand Theatre. On Saturdays, the Marietta Square Farmers' Market stretches along the sidewalks with local vendors and handmade goods.
Outdoor spaces are easy to come by. Kennesaw Mountain National Battlefield Park sits just west of downtown. It offers amazing hiking and beautiful views of the region, but also history for those looking for some education on the Civil War battle. You can also find community parks scattered throughout the city, including Laurel Park with tennis courts and walking paths, or Tumlin Park, which is great for families.
Marietta has a surprising number of food spots that locals love. You’ll see lines at Australian Bakery Cafe and Marietta Diner. There’s a blend of Southern staples as well, and newer, trendier restaurants opening in and around the Square.

Plenty of locals commute into Atlanta or to other nearby job centers like Sandy Springs or Cumberland. I-75 and U.S. 41 both run through town, making the drive straightforward—if rarely fast.
But Marietta isn’t just a commuter base. Dobbins Air Reserve Base and Lockheed Martin are major local employers, particularly for engineers and government contractors. Nearby Kennesaw State University also plays a role in education and research-related work.
Small businesses thrive around Marietta Square and in neighborhood commercial strips. You’ll find law firms, realtors, therapists, boutique retail, and a growing number of remote professionals using local coworking spots. FireWorks and Industrious are two of the more popular options.
Schools in Marietta
Marietta City Schools operate independently from Cobb County Schools, giving residents within the Marietta city limits access to a separate system. That system includes Marietta High School, which offers the International Baccalaureate program and has strong community support. The Marietta School District scores an "A" on niche.com, one of the better-performing districts in the region.
Notable schools within the district include:
- West Side Elementary – a walkable school near historic Marietta neighborhoods
- Marietta Center for Advanced Academics – a magnet school serving grades 3–5 with a STEM focus
- Marietta Middle School and Marietta High School – both with strong arts and AP/IB options
Families living just outside city limits typically attend Cobb County Schools, which are widely considered among the better public districts in metro Atlanta.

If you want to live near Atlanta for less, in a city with a real downtown and city center experience, Marietta should be on your shortlist. There are only a few in the region so for those looking for a balance between some city but a slower pace, this is a good choice.

This is a perfect point. I grew up in this area and still live/work here. I think it’s a good place to raise a family. The community is friendly, there are PLENTY of things to do and see. Shopping/retail is fine, I don’t think you’ll come up wanting in that department. I personally am very happy with the schools. We have young children who attend Cobb public schools and they are really, really good. Especially the elementary and high schools, we really couldn’t be happier. The police are historically pretty proactive, but this has noticeably changed post 2020. They are still very well funded. The one major bee in my bonnet with west Cobb is the traffic. So much so that it’s almost a deal breaker for me. Basically all that is being built around here are apartments, townhouses, and self storage joints. There has been a major influx of new people here in the last ten years, and ABSOLUTELY NOTHING, is being done to the roads to accommodate (with the exception of widening 120 going into Paulding). The traffic has become a major issue. I’m not joking, there are times during the day/evening that you will need 10 minutes to go 2 miles. I moved here in the mid 80’s and a drive across town took about 5 minutes, now it will take you 2 or 3 times that. All and all I feel like this is a great place to raise a family. I moved away in the mid 90’s to do my own thing, and wound up buying a house and moving back to west Cobb 20 years later so that my family could be raised here. Of course, this is just my two cents for what it’s worth. Hope you have a great day. You can dm me if you have any more specific questions about the area. The Vibe: Walkable, historic, locally rooted
Downtown Marietta centers on the Marrieta Square, which has been the city’s core for generations. Many of the buildings date back over a century, and the area keeps growing and becoming a better social experience. Restaurants, antique stores, law offices, and event spaces fill the blocks around the central park. People live in lofts above shops and some standalone apartment buildings. There are also some small historic bungalow homes just off the Square, and newer townhomes tucked into redeveloped corners.
This part of town draws people who want a lifestyle with less driving. It’s one of the most walkable neighborhoods in Cobb County.
