These 'burbs include Del Valle, Elgin, Manor, and Bastrop. They are on the most affordable edge of the Austin metro but also one of the fastest-growing. Rural meets suburban here, and a lot of new development is being driven by Tesla, the airport, and warehouse/logistics growth.


The Vibe
This is where the future of the metro is being built. Tesla’s Gigafactory, airport expansion, and housing developments are driving rapid growth. Historically rural and working-class, these towns are changing fast. You’ll find new subdivisions next to horse pastures. Space is the draw, and affordability too.


Key Cities

  • Del Valle – Close to the airport and Tesla. Still industrial but lots of new homes.
  • Manor & Elgin – Small-town feel with explosive growth. Lots of new developments.
  • Bastrop – Historic downtown, pine forests, and the Colorado River. A hidden gem.

You’ll need a car out here. SH-130 provides faster access than I-35 for many residents. Airport access is convenient from Del Valle. Transit options are very limited.
