The Floating Homes (Houseboat Community)

This is the most unique neighborhood in Sausalito—and one of the most distinctive in the country. Roughly 400 floating homes are docked in five marinas near Gate 5 Road. Some are funky and handmade. Others are sleek and modern. What ties them together is the water.

You walk on docks instead of sidewalks. Neighbors wave from deck chairs. Community potlucks, floating concerts, and dock-specific traditions happen year-round. It feels more like a cooperative than a standard neighborhood.

Parking is limited. Weather can be a factor. But if you're looking for a community with a strong identity and don’t need a yard, this is one of the most creative places to live in the Bay Area.

These hillside neighborhoods stretch above downtown and look straight out over San Francisco Bay. Homes are perched on steep lots with dramatic angles and decks. Some are large and private. Others are compact but offer unmatched views.

Many homes were built mid-century, though newer constructions are now common on empty lots or tear-down sites. Street parking can be limited. Access involves winding roads and narrow driveways. These are not walkable neighborhoods, but they are peaceful.

You won’t find many young families here. It's quiet and residential, with homes designed for privacy more than neighborhood interaction.

This area runs along the shoreline just north of the ferry terminal. It includes Sausalito’s downtown and waterfront promenade, along with some residential streets behind the shops.

Housing includes small condos, apartments, a few Victorians, and some low-key modern developments. You can walk to restaurants, catch the ferry, grab groceries, and be home in ten minutes. Street life is a mix of locals and visitors.

This is one of the only parts of Sausalito where you can live without a car. It’s also the most social, with galleries, cafes, and the occasional street fair or art walk.
