Downtown San Marcos

Downtown is where the action is—close to Texas State University, live music venues, bars, vintage shops, and tattoo parlors. The housing here includes historic craftsman homes, small apartments, and new infill townhomes. If you want walkability, this is your best bet.

It can be noisy and student-heavy, especially on weekends, but it’s also full of character and convenience.

Median Home Price: ~$325,000 (highly variable due to mix of old homes and new infill)

Blanco River Village

Schools: Zoned to San Marcos High School, with access to improving middle and elementary campuses.

La Cima

La Cima is one of San Marcos’ newest and most ambitious master-planned communities. It’s still being built out, but already drawing a lot of families relocating from Austin looking for more home for the money.
