If you want to be able to walk to restaurants, the theater, or the farmer's market, downtown Georgetown is your move. The housing stock includes historic homes, renovated Craftsman bungalows, and a few newer infill developments. Median home price in the downtown neighborhood is $468,000.
Some of the streets just off the square feel like a time capsule (in a good way), and the community vibe is strong. You’re also right by Southwestern University, which brings a bit of collegiate energy to the area.

Sun City Texas
Active Adults & Retirees
This is the retirement destination in Central Texas. Sun City is a massive 55+ community with three golf courses, multiple clubhouses, dozens of hobby groups, and a full calendar of events. It’s practically a city within a city. Homes here range from modest two-bedroom cottages to luxury golf course homes. HOA dues are moderate and cover extensive amenities. Residents often use golf carts to get around, and social life is front and center.

Wolf Ranch
Young Families & New Construction Seekers
Wolf Ranch is one of Georgetown’s flagship master-planned communities. Built by Hillwood Communities, it has new homes, modern amenities, a massive pool with hill country views, and direct access to the San Gabriel River trails. Prices for new homes start in the mid-$400's.
It’s also just a few minutes from the downtown square and has its own retail center with shopping and dining. It’s zoned to Georgetown ISD and includes Wolf Ranch Elementary, a newer school with promising early reviews.
